Half Moon Bay was built out in phases from the mid-2000s, and this part of it is far enough along that the trees have caught up. The street trees are mature, the hedges are established, and the yards have grown into themselves — which is not true of the newest phases half a kilometre south.
The practical effect is privacy. The rear yard here is hedged on both sides with cedars tall enough to matter, which is the one thing a newer build on a similar lot cannot offer at any price.

Half Moon Bay sorts strongly for families — four-bedroom houses, two-car garages, sidewalks on both sides, and a recreation complex rather than a nightlife strip. The local sales in this size band have almost all gone to households moving up from a townhouse or arriving from out of town for a posting.
Barrhaven is still growing south and west, which cuts both ways: more amenities and a widened Strandherd on one hand, more construction traffic on the other. Worth knowing before you buy rather than after.
